Background of the study
Urban development planning increasingly relies on advanced visualization techniques to create realistic representations of future urban spaces. In Gusau, Zamfara State, web-based 3D visualization tools provide urban planners with the ability to model complex infrastructure, simulate environmental impacts, and communicate design proposals effectively. These tools integrate data from geographic information systems (GIS), remote sensing, and computer-aided design (CAD) software to produce dynamic, interactive models of urban environments (Adeola, 2023). Statement of the problem
Urban planning in Gusau, Zamfara State, is often hampered by the limitations of traditional two-dimensional planning methods, which fail to provide a comprehensive view of the urban landscape. Although 3D visualization offers enhanced representation and analysis capabilities, its application is limited by technical challenges such as high processing demands, difficulties in integrating diverse datasets, and inadequate digital infrastructure. These issues result in suboptimal planning processes, reduced stakeholder engagement, and inefficient resource allocation. The current planning tools do not fully capture the spatial dynamics of urban development, making it difficult for planners to simulate potential environmental impacts or community interactions accurately. This study seeks to investigate the effectiveness of web-based 3D visualization tools in improving urban planning processes in Gusau, identify key technical and operational challenges, and propose optimization strategies that will enhance the usability and impact of these systems (Ibrahim, 2024; Adeola, 2023).
